Imperial Financial Corp. offers online forms, applications
and our own Quick Start Guide for your convenience.
How to get started
If you have not found your new home, or are just beginning to think about
a new home, then we suggest you become a "pre-qualified" or "pre-approved" home-shopper.
This puts you in a much better bargaining position with the sellers of your
potential new home.
Mortgage Pre-qualification
We discuss your financial situation and options over the phone. Based on this
conversation and an in-file credit report (with your written authorization)
we can tell you if you are looking in the right price range and what your
limits might be.
Mortgage Pre-approval
A loan application is completed with all supporting documentation and signed
disclosures. A full credit report is pulled ($70 cost), an underwriter reviews
your file and we issue a pre-approval letter.
Mortgage Full Application
This is a standard form that can be printed out from the above links and mailed
or faxed by you. Or, we can sit down with you and go through the application
form and help you complete it. There are several documents that will also
be requested from you depending on the loan program you apply for and your
financial situation.
Application Checklist
The following items (if they apply to your situation) are requested for most
mortgage products we offer.
Employment
- Last 30 days paycheck stubs with year to date figures.
- 2002 and 2003 W-2 Forms.
- 2002 and 2003 Personal Federal Tax Returns, if any income other than salary
was received, if any rental property is owned, if any income is from commission/bonus
and/or if borrower(s) has (have) ownership interest in company.
- 2002 and 2003 Company Tax returns if ownership in company is over 25%.
- Year to Date Balance Sheet and Profit and Loss Statement on company if
ownership is over 25%.
Assets
- Last 3 months period statements (all pages) of checking, savings, investments
etc.
- Last quarterly statement of retirement fund (401K, Keogh, IRA etc.)
- Car title for automobiles owned free and clear for model years 1995 - present.
- Deed of Trust for any free and clear owned property or statement showing
no debt is owed.
Debts
- Type, institution, account numbers, amount owed and monthly payment
for all car, student, mortgage, personal and credit card debts.
- This information
can be written on the application form.
Mortgage/Rent History
- 12 months canceled checks (front and back) showing timely
payment of rent and or mortgage. (If not disclosed on standard credit
report)
- Name and number of landlord(s) for the past 12 months.
Application Fee
- $520 Application fee to be applied for credit and appraisal,
made out to Imperial Mortgage Corporation.
- $70 Application fee to pay for credit report only.
Other
- Canceled earnest money check (front and back) - when available.
- Corporate Relocation Policy and name of contact to verify specific relocation
policy.
- Proof of sale of present home (HUD 1 or Closing statement) - when available.
- Home Purchase Contract.
- Final divorce decree if either applicant has ever been divorced (all pages).
- Bankruptcy documents (original filing and discharge document) if applicable.

- Rental Agreements on any rental property owned.
